Tenants are screened carefully and thoroughly to include a credit check with full report, local and national criminal history reports, previous eviction checks, as well employment verification and reference checks.
Rent Collection
All rents are collected electronically through AppFolio, with multiple reminders sent before and after the due date. Screening for well-qualified tenants and clear lease terms—including penalties for late payments—helps ensure on-time rent. Currently, 98% of our tenants pay on time.
Maintenance
Tenants submit maintenance requests with photos and details, allowing us to identify the issue and liability. Our in-house team handles most repairs—saving owners money—while a vetted network of local contractors covers specialized work.
Inspections
We conduct property inspections every 6 months utilizing a software tool that allows us to do side by side comparisons of the property throughout the lease term. These reports are available to owners. If we suspect potential problems, we will increase the frequency of the inspections.
Enforcement
We enforce tenant accountability with clear policies, including fines, eviction, or lease non-renewal for violations. We receive HOA violation notices and conduct random exterior inspections at all managed properties.
